The habitability certificate has the mission of verifying that the building meets the basic design and quality requirements in accordance with the current habitability regulations of the autonomous community.

On the other hand, it is also certified that the house meets the same conditions as the habitability license, therefore there have been no extensions without the corresponding planning license.

PROCEDURES FOR OBTAINING A LICENSE

The Certificate of Habitability or second occupation license is necessary to be able to make the change of water owner, to grant loans, obtain the tourist license and to sell the home.

The habitability certificate confirms that the house is habitable and that no illegal extensions and meets the conditions that led to the granting of the first occupation license, in accordance with section 2 of article 34 of the Law for the Regulation and Promotion of Quality in Building.

 

The documentation that the owner of the house must set aside is the following:

  • Copy of the DNI / NIE of the owner

  • Copy of the deed

  • Certificate of second occupation issued by architect

  • Proof of Payment of Fees (depends on each Town Hall)
