TOURIST LICENCE

The tourist license is made up of several phases, it must be checked that it is compatible with municipal ordinances, complies with the requirements of tourist housing, obtain urban compatibility and finally the registration in the Ministry of Tourism to obtain registration as a tourist home.

How to process your tourist license

Contacta con nosotros por email o teléfono, indicándonos los datos de la vivienda y le enviaremos el precio final del certificado con todo incluido.

CERTIFICADOS

Un técnico visitará su vivienda para realizar el plano necesario y tomará los datos técnicos de su vivienda para redactar el la compatibilidad urbanística y el certificado de segunda ocupación si es necesario en su municipio.

LICENCIA

Una vez el ayuntamiento otorgue la licencia de compatibilidad urbanística y de segunda ocupación o cédula de habitabilidad se realizará el registro en la Consellería de turísmo.

WHO CAN APPLY THE TOURIST LICENSE?

 

Individuals, legal entities or tourist housing management companies, these may or may not be the owners. If they are not owners, there must be a regular and continuous transfer, as long as the purpose is tourism 

WHAT SHOULD THE HOUSING COMPLY?  

 

To apply for a tourist license, the home must have obtained First or Second Occupation and urban compatibility.

The conditions that the home must meet in order to obtain the standard rating are the following:

  • Elevators from the fourth floor;

  • Power sockets with voltage indicator.

  • Thermal and acoustic insulation in all areas;

  • Hot water;

  • Evacuation plan and list of emergency telephone numbers located at the door of the home;

  • Master bedroom larger than 10 m².

  • Kitchen of more than 5 m²

HOW IS THE VACATION RENTAL LICENSE PROCESSED IN THE VALENCIAN COMMUNITY?

Technical certificates signed by technicians must be obtained and a lot of bureaucracy must be carried out.

The steps to follow are those:

1. Check if a tourist license is allowed on the street where the home is located; to do this, you must check the municipality's PGOU.

2. Review the statutes of the neighborhood community to see if they prohibit vacation rentals.

3. Obtaining the second occupation license.

It must be habitable and have illegal unregistered extensions.

The second occupancy license is valid for 10 years, unless a transfer of ownership has been made.

4. Submit the urban compatibility and pay the corresponding fees.

Depending on the town hall, different documentation must be presented for this procedure.

5. Register the license with the Department of Tourism of the Generalitat Valenciana. 

To do this, the owner must be able to sign the declaration.responsible with the digital signature.

WHAT HAPPENS IF THE VACATION RENTAL LICENSE IS NOT REQUESTED IN THE VALENCIAN COMMUNITY?

Yeah You rent your home without the corresponding license, which can result in serious fines and penalties. ANDIn the Valencian Community, penalties for renting without a tourist license can reach 180,000 euros.

The overnight stay of more people than stipulated in the license may also result in fines.
