Certificate issued by an architect, necessary to register or change the holder of the water contract, it may also be necessary for the purchase and sale of a home, the granting of a tourist license or to obtain aid.

PROCEDURES FOR OBTAINING A CERTIFICATE

The certificate of 2nd Occupation is carried out in homes 10 years after their construction, to verify that the home is habitable and complies with the habitability regulations of the Valencian Community.

It must also be verified that no extensions have been carried out without the mandatory urban planning license. In order to issue the certificate of second occupation, the home must be legally regularized before the urban planning office of the relevant town hall.

The documentation to be delivered depends on the town hall, but normally it is the certificate of second occupation signed by an architect and the presentation of the deed, responsible declaration of the owner, receipt of IBI, water or electricity, together with the identification of the owner.

Each municipality has different fees that must be paid in order to issue the second occupation license. In some municipalities, failure to pay these fees means cutting off the water supply.

Every time there is a change of ownership of the home, the water companies require this document to be able to make the change of ownership or register a new one.
