CERTIFICATES SECOND OCCUPATION IN DAYA NUEVA

The certificate issued by the architect or competent doctor is necessary for water and electricity registrations and procedures related to supplies and sometimes requested by banks, public administration and notaries.

APARTMENTS

  • 150 € (IVA incluido) - Certificado técnico firmado por arquitecto. Tasas municipales no incluidas, incluye la elaboración de los planos actuales firmados por arquitecto, para pisos de menos de 120 m² .

  • 20 € (IVA incluido) - Entrega y gestión de la documentación requerida en la sede electrónica del ayuntamiento. Pago de las tasas por la sede electrónica. Tasas municipales no incluidas.

 

CASAS, CHALETS Y BUNGALÓS

  • 65 € (IVA incluido) - Certificado técnico firmado por arquitecto. Tasas municipales no incluidas.

  • 250 € (IVA incluido) para casas de menos de 180 m². Elaboración de los planos actuales firmados por arquitecto.

  • 20 € (IVA incluido) - Entrega y gestión de la documentación requerida en la sede electrónica del ayuntamiento. Pago de las tasas por la sede electrónica. Tasas municipales no incluidas.

PROCEDURES FOR OBTAINING A CERTIFICATE

The certificate of 2nd Occupation is made for homes, flats, urban premises for private use, agricultural warehouses and agricultural warehouses for private use. The architect collects administrative and technical data of the property to justify compliance with the regulations of habitability and current design, and subsequently drafts the Certificate.

The certificate issued by the architect or competent doctor is necessary for water and electricity registrations and procedures related to supplies and sometimes requested by banks, public administration and notaries. 

The certificate is required by the municipalities after 10 years, since after this period the habitabiliad license expires and its renewal is necessary to modify the contract in the hydroelectric companies.​

 

 THE STEPS TO FOLLOW ARE AS FOLLOWS:

  1. The supplier company asks the user for the second occupation license, a procedure derived from the City Council.

  2. The Application for the processing of said License or the standardized model of the Responsible Declaration is completed, where one of the requirements is the "Certificate about Compliance with applicable regulations of Design, Conditions of Use and Habitability, issued by a competent medical technician, which certifies that the building or, where appropriate, the part of it susceptible of an individualized use,  conforms to the conditions required for its intended use." 

  3. The form of the Application for the License or Responsible Declaration is presented together with the list of documentation indicated and with the Certificate of 2nd Occupation of architect and the corresponding fees of each municipality are paid.

  4. Once the Second Occupation license has been obtained, you can request the change of the holder of the water or electricity contract.​
