  • €40- (VAT included)- Delivery and management of the required documentation at the electronic headquarters of the town hall. 

 

HOUSES AND VILLAS(legalized homes in urban areas)

  • €150 (VAT and taxes of School of Architects included included)- Technical certificate signed by architect. Municipal taxes not included.

  • €40 (VAT included)- Delivery and management of the required documentation at the electronic headquarters of the town hall.

PROCEDURES FOR OBTAINING A CERTIFICATE

The Certificate of Occupancy or second occupancy license is necessary to be able to carry out the following procedures:

  1. Registration or change of holder of the water contract

  2. Granting of loans and aid.

  3. Obtain the tourist license.

  4. Deed of purchase and sale when requested by the buyer or the notary. 

 

The certificate of occupancy confirms that the property is habitable and that no illegal extensions have been made that are not prescribed.  T

 

he documentation that must be set aside by the owner of the property is the following:

  • Copy of the owner's DNI / NIE

  • Copia de la escritura

  • Copy of the deed Certificate of second occupation issued by the architect

  • Proof of Payment of Fees (it will depend on each Town Hall)

  • Depending on the town hall, plans of the house and water and electricity bills can be requested.
